Since the establishment of the Scottish Parliament in 1999, Scottish legislators have embarked on a programme of community orientated land reform, with community ownership of property being a key priority. As a result of these changes, communities in Scotland now have fairly significant powers and rights to buy land, although to date these powers and rights have been put to limited use.
UK-listed REITs have had to adapt to shifting ground for some time. Brexit uncertainty, the long decline of retail property and the rapid rise of logistics and industrial assets have all reshaped the market. The latest challenge has been soaring interest rates, which pushed average discounts to NAV to around 24% in 2023 . Now, as economic conditions start to settle, there are early signs of a cautious recovery.
The Scottish Government’s Heat in Buildings Strategy outlines plans to decarbonise buildings in line with climate targets. A key part of this is the New Build Heat Standard (NBHS), which requires new buildings to use low-carbon heating systems instead of oil or gas. Recent updates to the NBHS introduce greater flexibility for rural and island communities.
Both the UK and Scottish Governments are pushing forward the remediation of defective cladding on residential buildings. As part of that, both are introducing a Building Safety Levy on new residential developments in order to help fund that remediation where the cost would otherwise fall on the government and therefore the taxpayer.
We were engaged by MRP Land (a subsidary of McAleer & Rushe) for the acquisition of 60 Morrison Street, Edinburgh. MRP Land purchased the vacant office building from the Administrators of Odysseus Capital Management.
